How We Handle Your Association
The building is what makes condo work different. Most delays come from missing paperwork or broken building rules, not construction. We handle:
- Renovation application: scope, drawings, product specifications and schedule, prepared for board or management review
- Contractor documents: license, general liability and workers' compensation certificates naming the association as required
- Deposits and agreements: the building's damage deposit and contractor agreement
- Building logistics: elevator reservations and padding, loading dock times, trade parking and material storage
- Work hours and noise: loud work scheduled only in permitted hours
- Water shutoffs: plumbing tie-ins coordinated with building management and neighbors
- Common area protection: hallway and elevator protection, with daily cleanup
Building Rules That Change Your Scope
- Soundproofing: many associations require acoustic underlayment with a minimum sound rating under tile and wood floors. We confirm the requirement before you choose flooring.
- Concrete slabs: many high-rises have post-tensioned slabs with steel cables under tension. We never core, cut or drill into structure without scanning, engineering and association approval.
- Plumbing and walls: moving a kitchen or bathroom depends on where risers and drains are. We confirm this before design.
- Windows and sliding doors: most declarations set the color, frame and glass. In Broward and Miami-Dade, replacements also need Miami-Dade NOA or HVHZ-rated approval.
Milestone Inspections and Your Renovation
Under Florida law, condo buildings with three or more habitable stories need a milestone structural inspection by December 31 of the year the building turns 30, and every 10 years after. Associations also need a structural integrity reserve study every 10 years. Some local governments require the first inspection earlier.
If your building has restoration work planned, such as balcony, concrete or window projects, time your renovation around it. We review the association's schedule with you so you don't finish a unit that has to be opened up again.
How Much Does a Condo Renovation Cost in South Florida?
| Scope | Typical cost per sq ft |
|---|---|
| Cosmetic update (paint, flooring, fixtures) | $100–$150 |
| Kitchen, baths and flooring | $150–$250 |
| Full gut remodel with layout changes | $250–$400+ |
Condo work often costs more per square foot than a house, because of restricted hours, elevator logistics, protection of common areas and association requirements. What moves the price most:
- Moving plumbing or walls
- Soundproofing requirements
- Impact windows and sliding doors
- Finish level: cabinetry, stone and tile
- Building access, such as service elevator availability and work-hour limits
How Long Does a Condo Renovation Take?
| Phase | Typical duration |
|---|---|
| Design and selections | 2–6 weeks |
| Association approval | 2–6 weeks, depending on the board |
| City permits | 3–8 weeks |
| Construction: kitchen or bath | 6–10 weeks |
| Construction: full remodel | 3–6 months |
Condo Renovations by City

Your questions, answered
Condo Renovation FAQ
Do I need association approval to renovate my condo?
Yes, for almost any work beyond painting. Most associations require an application with drawings, specifications, contractor license and insurance certificates. We prepare the full package.
Do I need a city permit for a condo renovation?
Yes, for electrical, plumbing, mechanical, structural, window and door work. Many associations also require a copy of the permit before work starts.
How much does a condo renovation cost in South Florida?
Most range from $100 to $400 per square foot. A cosmetic update sits at the low end, and a full gut remodel with layout changes sits at the high end.
How long does a condo renovation take?
A kitchen or bath usually takes 6–10 weeks of construction. A full remodel takes 3–6 months. Allow another 1–3 months for design, association approval and permits.
Can I move my kitchen or bathroom?
Often within limits. It depends on where the building's plumbing risers and drains are, and whether the slab can be cut. We confirm this before design.
What is acoustic underlayment and do I need it?
It's a sound-reducing layer under hard flooring that limits noise to the unit below. Many South Florida associations require it with a minimum sound rating. We confirm your building's requirement before you choose flooring.
Will milestone inspections affect my renovation?
They can. If your building has concrete, balcony or window restoration planned, time your renovation around it. We review the association's schedule with you.
Can I replace my condo's windows and sliding doors?
Usually yes, but you must follow the association's specifications. In Broward and Miami-Dade, products also need Miami-Dade NOA or HVHZ-rated approval.
Are you licensed and insured?
Yes. Gold Building Group holds Florida Certified General Contractor license CGC 1540548. We provide the insurance certificates associations require.
