Construction typically runs $250–$500+ per square foot, depending on finishes, site and code requirements. Land, design, permits, impact fees, pools and landscaping are separate.

How long does it take to build a custom home?

Plan on 12–24 months from design to move-in. Construction alone is usually 10–16 months.

Is a knockdown rebuild cheaper than a major renovation?

Sometimes. If an older home needs new systems, windows, a roof and elevation to meet flood rules, rebuilding can cost about the same and give you a new home built to current code. We compare both options for you.

Do you provide house plans?

We work with your architect, or we connect you with one we trust. We manage design coordination, so the plans match your budget.

What is the Coastal Construction Control Line?

It's a state-set boundary along the beach. Building east of it requires a permit from the Florida Department of Environmental Protection in addition to city permits.

Do you work with construction lenders?

Yes. We provide the budget, schedule of values and draw requests lenders need.

Are you licensed and insured?
