What We Check Before Design
- Setbacks: some cities allow an open carport closer to the property line than an enclosed garage. If yours sits close to the line, the design may need to change.
- Existing structure: whether the carport roof, columns and slab can carry new walls and a garage door, or need new footings
- Flood zone: in a FEMA flood zone, a garage below the flood elevation is allowed for parking, storage and access, but it needs flood vents and flood-resistant materials. It can't become living space unless it's raised.
- HOA rules: garage door style, color and exterior finish

Do I need a permit to enclose my carport?
Yes. Enclosing a carport requires a building permit and zoning review in every city we serve, and HOA approval in most communities.
Can every carport be enclosed?
Not always. Some carports sit closer to the property line than an enclosed garage is allowed. We check setbacks before design.
Does a garage door need to be impact-rated in Florida?
In the High-Velocity Hurricane Zone (Broward and Miami-Dade), garage doors must meet HVHZ approval requirements. Across South Florida, an impact-rated garage door is also needed for the full wind mitigation opening protection credit.
Can I turn my carport into living space instead?
It's a different project. It needs flood elevation compliance, insulation, HVAC and sometimes replacement parking. We can evaluate it as a home addition.
