What We Check Before Designing Your Addition
Most addition problems are decided before any drawing is made. We check these first:
- Setbacks and lot coverage: how close to the property lines you can build, and how much of the lot can be covered
- Flood zone: new living space in a FEMA flood zone must be built at or above the required flood elevation
- The 50% rule: in a flood zone, the addition's cost counts toward the 50% substantial improvement limit for the whole house
- Existing structure: for a second story, an engineer confirms the foundation and walls can carry the new load
- Septic systems: if your home is on septic, adding bedrooms requires Health Department review of the system's capacity
- HOA rules: many Boca Raton, Wellington and Parkland communities control size, rooflines, colors and materials

Design, engineering, surveys and permit fees are additional and depend on the project. What moves the price most:

How much does a home addition cost in South Florida?
Most cost $250–$600 per square foot. Ground-floor rooms sit at the lower end and second stories at the higher end. Design, engineering and permit fees are additional.
How long does it take to build a home addition?
Plan on 4–8 months of construction, plus 3–5 months for design, HOA approval and permits.
Can my house support a second story?
Many can, but it depends on the existing foundation and walls. A structural engineer evaluates your home before design. If reinforcement is needed, it's included in the plans and pricing.
Do I need HOA approval for an addition?
In most Boca Raton, Wellington and Parkland communities, yes. We prepare the drawings, elevations and material samples the board needs.
How do flood zones affect an addition?
New living space in a flood zone must be built at or above the required flood elevation. The addition's cost also counts toward the 50% rule for the whole home. We check both before design.
Can I add a bedroom if my home is on septic?
It's possible, but adding bedrooms requires Health Department review of your septic system's capacity. In some cases the system needs to be upgraded.
Can I stay in my home during construction?
Usually yes. Most of the work happens outside the existing home until the final connection, which we schedule to limit disruption.
